There is an urgent need to address the country’s housing emergency and only by working with all parts of the housing sector can the government effect real change in the lives of thousands of Scots impacted by the shortage of properties to buy or rent.</p><p>The latest data on landlords in the private rented sector (PRS), the low volume of housebuilding starts, and the number of new social housing sector properties all indicate that swift action is required. There is an immediate need to encourage investment in the PRS, increase the number of new homes being built, and kickstart building thousands more social housing properties.</p><p>The number of private sector landlords in Scotland has fallen from 239,566 in January 2022 to 230,250 in March 2026 which is a fall of 9,316 (-3.88 per cent). However, the rate of decline has accelerated greatly over the last 12 months dropping by 6,228 (-2.6 per cent) between March 2025 and March 2026.
